Pune-based developer Panchshil Realty is foraying into licensing its brands to enable building premium and mid-segment homes, and will offer architectural and marketing expertise as well as quality control to its licensee partners.

The move will help Panchshil, which is primarily into building commercial spaces, currently getting only 20% of its top line from the housing segment, reach residential markets in a bigger way, Atul Chordia, Chairman, said. 

The branding model will be based on a license fee arrangement with the fee ranging from 3-6.5%, the premium housing attracting a higher fee. While the premium housing segment will be branded Panchshil, the mid-segment units will be called Eon Housing (1200-1500 sq ft in size).

The first licensee is city-based realty developer Elite Landmarks who will use the brand for a 44 unit project in Banerill be the first licensee and shall use it for its upcoming premium project at Baner.

“We have partnered with brands like Trump and Yoo by Philippe Starck to create one-of-a-kind projects in Pune, so brand partnership and licensing is the natural way ahead for us,” Chordia added.

The company has also got environmental clearances for Panchshil Towers, a residential township of 4,000 apartments and 90 villas on 132 acres of land at Wagholi. The project for the first phase of 1,000 units will be launched in April.
