Area expected to turn into an independent self-sustaining residential region

Known as a picnic spot or quick weekend getaway location for Delhiites, Gurgaon’s Sohna is expected to turn into an independent self-sustaining residential region in about four to seven years from now.

The report, titled “A Glimpse of an Evolving Growth Vector: Sohna, South of Gurgaon,” has been prepared by property advisory firm Cushman and Wakefield. Commissioned by realtors’ body CREDAI, it has given “high rating” to Sohna on the housing affordability parameter. It also states that Sohna is likely to have as many as 13,000 housing units by 2020.

Visible habitation in four to seven years

“The cost of majority residential houses that are in construction stage in Sohna are in the range of Rs.37 lakh to Rs.58 lakh for two-bedroom flat, and Rs.61 lakh to Rs.89 lakh for a three-bedroom apartment. Possibly getting completed for possession in three to four years, these projects will provide potential for affordable housing in the Gurgaon region,” the study noted.

However, it has also highlighted that the location will see visible habitation only in the next four to seven years. “The final development plan has estimated a population of 6.4 lakh living in Sohna by 2031. However, timely completion of the proposed infrastructure initiatives in tandem with completion of housing infrastructure will be necessary to make Sohna a habitable location,” said Manish Aggarwal, managing director (north), Cushman & Wakefield.

Once Sohna witnesses a housing boom, it is expected to reduce dependency on the nodal locations of Gurgaon and the National Capital Region. The report evaluates key parameters, including current and potential connectivity to other locations, health and education facilities, location’s proximity to hubs of business growth and development, civic infrastructure, etc. The parameters on which Sohna has emerged favourable on the liveability index include connectivity, especially road connectivity, education and infrastructure initiatives.

The report also mentions that as economic activity in services picks up and reaches its critical mass towards southern vectors within Gurgaon, it may see some capital appreciation for existing housing or new launches within approachable limits, including Sohna.

At present, Sohna has presence of developers like Tata Housing, ILD, Ashiana Homes, Ashiana Housing, Supertech, Central Park, Ireo, Eldeco, Silverglades, etc.
