DDA goes for a makeover, to offer luxurious yet affordable flats

The ubiquitous box-like houses, usually painted dull yellow and referred to as LIG, MIG, HIG housing, with simple structures and bare minimum artistry with a park is what makes up for DDA housing in the city. Shedding its traditional image, the DDA has decided to break the mould with 820 luxurious multi-storey two bedroom flats with high end facilities in pocket E, Lok Nayak Puram, Bakkarwala in West Delhi.

The land agency will maintain its principle of affordable housing though. The luxury flats with high-end facilities will cost Rs. 60 lakh when similar housing by private builders start at Rs. 1.5 crore. This would be DDA’s challenge to the private builders. DDA Vice Chairman Balvinder Kumar said he is also mulling to add the same dash of luxury to one bedroom flats soon.

“I though we are too much traditional. We have been following the same design, same structure for the last 50 years. It was just repetitive. Then I decided on working on these flats with high-end facilities. I then analysed the cost. The cost difference was also not much. We are offering 820 flats in this scheme” said Mr Kumar.

The entire process of approval and designs will take two months.

He also shared that the DDA is also thinking to bring one bedroom flats with high-end facilities and high grade structuring.

A senior DDA official said “the cost of the luxurious two bedroom flat would be Rs. 60 lakh which is just 5 per cent more than the middle income group flats DDA offers. The cost of a luxury two bedroom flat anywhere in Delhi and NCR starts at Rs. 1.5 crore. DDA would offer the same luxury at just Rs. 60 lakh.”

As per plans, the flat will have an Italian marble flooring with polished granite flooring at the entrance and passage.

It will have 100 mm high Italian marble tile in all rooms.

The bathrooms and kitchens will be adorned with coloured ceramic tiles. The balconies will not be the usual boxes in DDA flats. They will have vertical bars with laminated glass.

There will also be PVC sliding windows in all rooms, which will be painted with acrylic distemper or plastic emulsion. There will also be broken china mosaic terracing.

The exteriors also will be high-end with high grade concrete precast blocks as kerb stones, heavy duty pavers and quality internal roads with signanges.
