Soon, Navi Mumbai to get affordable housing

Nearly 5,000 homes priced around Rs 15 lakh and above is what the City and Industrial Development Corporation (CIDCO) has planned in areas like Kharghar, Kalamboli, Taloja and Dronagiri. These are houses for the economically weaker sections (EWS) and lower income groups (LIG). The area of the homes are to be around 300 square feet.

A proposal for the same was sent by CIDCO to the state level committee that approves houses under the Pradhan Mantri Awas Yojan (PMAY), and it has been approved by them. CIDCO's Managing Director, Bhushan Gagrani, said, "It will be divided in two parts, one is EWS, which will be under the PMAY, and CIDCO will develop the Lower Income Group (LIG) homes."

According to a senior officer from the committee who passed the file, the proposal has now moved to another committee in the state and from there it will be sent to the central government.

"The project includes some 5,300 homes for the EWSs and LIGs. The EWS homes under PMAY will get a subsidy from the government, while the LIG homes won't. The proposal was good and hence, it has been accepted," said the officer.

Every EWS home under the PMAY project will get a subsidy of Rs 1.5 lakh from both the Centre and state government. The homes will measures 311 square feet and will be a compact 1 BHK. The LIG homes won't have any subsidy, but will be affordable.

Manohar Shroff, Vice President, MCHI-Navi Mumbai unit claims that the homes by CIDCO will surely find takers because of the pricing. "CIDCO owns the land so they don't have to spend on it. There are many takers for cheaper homes and these will sell like hot cakes," he said.

Navi Mumbai has seen a surge in terms of development in the recent past, especially after the international airport was announced there. Areas like Ulwe, New Panvel and others have also grown, finding many takers.

Via this project, CIDCO will see to it that those who cannot afford homes in the satellite town can have one. While it is still at the proposal stage, the homes should be ready soon, as CIDCO itself is the implementing authority in Navi Mumbai. The homes are at a lower price and will also include subsidy from the government, making them more affordable.
