Maharashtra Housing and Area Development Authority (MHADA) has announced the sale of 997 affordable homes in Mumbai. It has also announced a lottery draw for 66 tenements for physically handicapped as per a Bombay High Court order. While registrations start from Wednesday, applications can be submitted from April 21.

"This year, there will be two lottery draws. The first will be on May 31 for 997 homes and 66 units, and the second, later this year in December," said a MHADA official. In 2009, a writ petition was filed, seeking an increase in the quota for handicapped and visually challenged from 2 to 3%.

This year, flats are available at Gavanpada in Mulund, Unnat Nagar in Goregaon, Pratiksha Nagar in Sion, Malwani in Malad and Mankhurd.

Individuals and families with an average monthly income of Rs70,001 and above will be disappointed as no apartments are available for the high income group category.

Another breather for applicants is that the prices of tenements is rationally kept, unlike the previous years when the rates of MHADA homes were at par with market rates. For example, Rs 46,61,400 is the most costly flat in the entire list and is available at Mulund for middle income group applicants.

"Only homes in buildings that are ready and where occupation certificates are expected in two or three months have been put up for sale through lottery draw. This will enable us to hand over possession in six months," said the official.

Later this year, 2,500 apartments would be available at Virar. "The reason behind delaying the lottery for the Virar units was the overall delay in construction. Even those people who won flats during last year's lottery draw are awaiting payment letter and possession," added the official.
