Kamathipura still waiting for a revamp

The redevelopment of one of South Mumbai's largest clusters, Kamathipura, is stuck owing to a sluggish real estate market and the state government's apathy towards revamping of structures constructed during the British era, claim the landlords and tenants.

With dilapidated buildings on 850 plots spread around 39 acres, the area has 50,000 tenants and more than 850 landlords, who have formed an association to speed up redevelopment.

Rajendra Satla, general secretary of the Kamathipura Landlords Welfare Association, said, "We initiated the process in 2014 and even prepared a master plan for the area in 2015. But the condition of real estate market and difference of opinion between various stakeholders is creating a hindrance."

Satla added, "Development control regulation (DCR) do not make it economically viable for the landlords to go for redevelopment. But we are ready to go for revamp if the policy is made fair to all the stakeholders."

They claim that they also submitted a memorandum to the chief minister and housing minister to take the revamp of the cluster on priority basis, but did not receive any response.

Amin Patel, local Congress MLA, said, "We are following up with the developers, landlords and tenants but sluggishness in the real estate market is posing a hindrance. We hope that the state government takes the revamp of these dilapidated structures on priority to avoid any untoward incident."

The cluster spread across approximately 39 acres also consists several plots owned by the state government's housing authority. Redevelopment has the potential to make available thousands of affordable homes for the economical weaker section and lower income groups that is also in accordance with Prime Minister Narendra Modi's aim of 'Housing For All by 2022.'
