The Central Railway has made its first move on the Railway's ambitious plan to redevelop stations by using the stations' vacant land and airspace. The CR on Friday called for proposals from architects, real estate experts and financial experts to be part of the Independent Committee of Eminent Experts who will judge the proposals presented by private firms for the redevelopment of Kurla Lokmanya Tilak Terminus, Thane and Pune stations. The final decision on the choice of experts is expected to be made by April, said officials. The moves come after railway minister Suresh Prabhu on February 8 announced a list of 23 stations that would be redeveloped according to world-standards. The other stations in and around Mumbai include Mumbai Central, Bandra Terminus and Borivli on Western Railway. According to officials, the expert committee as well as the firms submitting proposals for redevelopment have their works cut out, since several of these stations are in the midst of extremely congested civic areas.

Rajiv Chaudhary, adviser, station development, railway board confirmed the plan. Talking about issues particular to Mumbai — like congestion around stations, as well as the low Floor Space Index- Chaudhary said that these should be seen as opportunities by the firms. "We are in touch with civic bodies as well as the Ministry of Urban Development to ensure that the development of stations and the decongestion of civic areas around it are done in a planned and integrated manner," Chaudhary said. Calling on developers to show ingenuity in design to utilise the available Floor Space Index (FSI) in the best way, Chaudhary said that stations in Mumbai could see greater vertical construction in comparison to other cities. "Considerable leeway has been given to developers to come up with designs that can optimise the airspace above stations," Chaudhary added.
