As residents fail to decide on builder, SRA to redevelop slums on its own

While deciding on a case related to slum redevelopment in Bhandup, the Slum Redevelopment Authority (SRA) has decided that it will redevelop the slums on their own. In Bhandup case, the slum dwellers could not decide on who their builder should be even after giving them time beyond five years.

SRA chief Vishwas Patil said that like MHADA, they will be appointing contractors to redevelop slums, and that their target will be those slums where the dwellers cannot decide upon a particular developer or cannot give the required 70 per cent consent.

"If one particular case gets stuck for years, how will slum redevelopment take place? Hence, we have decided that in cases where slum-dwellers cannot decide for themselves, SRA will take over the slums and like MHADA shall appoint contractors and develop the slum on our own. For just a few, we cannot let everyone suffer," said Patil.

Under the SRA scheme, the builder rehabilitates slum-dwellers and gets incentives in FSI. Similarly, when SRA redevelops a slum via a contractor, it will also get the incentives, and thus more homes will be generated that can be sold at a relatively cheaper price.

"The biggest amount spent on any construction these days is cost of land. Under SRA, land is mostly free of cost, and hence, it's the construction cost that is the primary expenditure. The other component is getting permissions; but SRA being a government body, they will get permissions fast," said a developer.

Mhada, after constructing homes, sells them in the open market via lottery at affordable prices. The same is expected from SRA.
