Bidadi township, ring road projects to get off ground

The Bangalore Metropolitan Region Development Authority (BMRDA) has finalised the local planning areas for the Bidadi township and the Satellite Township Ring Road (STRR).

Creating a local planning area is the first step towards realising the project. After this, the authority will create a local planning authority to bring it under the town planning scheme and then local planning authorities will prepare a master plan. Creation the planning area is basically fixing the boundaries for the land required for the project.

Besides this, the BMRDA has also sent a proposal for creating local planning authorities – Bidadi Township Planning Authority (BTPA) and STRR Planning Authority (STRR PA). “We have sent it for notification. Once the proposal is cleared, the actual ground work will begin,'' Tushar Girinath, BMRDA commissioner told Deccan Herald.

The proposal that was sent in February to the state planning board, is presently awaiting a final nod from Bengaluru Development Minister KJ George.  The Minister is also the chairman of the Karnataka State Town Planning Board.

Once the board clears the proposal, it will be sent to the Urban Development department for notification.  The two projects being taken up under the Town Planning Scheme (TPS) will not give direct compensation to land losers.

Instead, the government will return 40 per cent of the developed land to farmers or land losers and the remaining will be used for township development. Money will be raised by auctioning commercial land in prime locations in the township to execute the project.

Similarly, the STRR will also be developed as a corridor instead of just a road. Land losers are likely to get up to 60 per cent of developed land in the STRR project.

The plan

Bidadi township will be spread   over 9,178.29 acres in 10 villages of Ramanagaram district and will be developed on the concept of work-play-home to make it a self sustaining town. Besides the 10 villages, the planning authority also includes 28 surrounding villages.

The township project area includes 643 acres of water bodies, 6,336.33 acres private land and 2,198.21 acres of government land. The proposed Regional Township Authority will, however, cover 28 additional villages coming under three hoblis - Bidadi, Kailancha and Ramanagaram. Water bodies and forests in the region would be retained.

STRR project

The 364-km-long, 8-lane STRR will be the exterior ring around Bengaluru after the Outer Ring Road (ORR) and the proposed Peripheral Ring Road (PRR) by the Bengaluru Development Authority (BDA).

The STRR will cut through Bengaluru urban district (Anekal), Bengaluru Rural (Hoskote, Devanahalli and Doddballapur), Ramangaram (Magadi, Ramanagaram, Kanakapura) and Tumakuru (Dobbspet). The BMRDA has already notified the alignment of the road.
