Shivshahi Punarvasan Prakalp Limited (SPPL) has started work on constructing affordable homes in the Mumbai Metropolitan Region. SPPL has floated tenders for appointing architects in order to undertake preliminary identification of land banks of the state government and various governmental bodies within vicinity of nine Urban Local Bodies’ (ULB) of MMR for obtaining land for affordable homes.

“The role of the architects will be to come out with a pre-feasibility report by undertaking site analysis and obtain relevant information of the location of land owned by state government, Railways, national and state highways and also identify the land of planned transport corridors and infrastructure projects,” said an SPPL official.

The selected ULBs for the identifications include Thane, Kalyan-Dombivali, Ulhasnagar, Bhiwandi-Nijampur, Panvel, Uran, Kulgaon-Badlapur, Vasai-Virar and Mira-Bhayandar.

SPPL plans to construct affordable homes in MMR in a joint development agreement with private developers and landlords who own the land. So the study will also include to study the ownership and title verification of lands to get the details of the landlords who could contribute land for constructing affordable homes.

“The architects will have to complete the study within three months from the day the contract is awarded,” added the SPPL official.

On the same lines, Mhada has also submitted the proposal building one lakh affordable homes in two phases on 23 land parcels in the MMR under the Pradhan Mantri Awas Yojana (PMAY) scheme.

“Currently, the available Floor Space Index (FSI) in the MMR is of 1, but we have communicated the state government to mend its way by granting FSI of 3 to 4, as it will have positive impact on the creation of affordable homes in the state,” added the SPPL official.

The state government plans to build 19 lakh affordable homes in the state by 2022.
