Yuzhou Properties Bids Another Plot in Tianjin Improving its Layout in Bohai Rim

(29 December 2016, Hong Kong) Yuzhou Properties Company Limited ("Yuzhou Properties" or the "Company", together with its subsidiaries referred to as the "Group"; stock code: 01628.HK), is pleased to announce that the Company won the bidding of a high-quality commercial-residential plot in Xincheng Town, Tanggu, Binhai New Area, Tianjin, at a price of RMB340 million, almost being the bottom price. The plot is covering an area of approximately 42,400 sq.m. and a GFA of 76,300 sq.m. The final floor price is RMB4,502/sq.m.

The plot is located in Xincheng, Tanggu, Binhai New Area, Tianjin, with one-stop complex of education, medical and recreational facilities and landscape resources. For example, the high-quality education resources such as Beijing Blue Sky Kindergarten, and a nine-year system school at Shanghai Road have signed contracts to settle in the area. Such facilities also include Tanggu No. 1 Middle School, Xincheng Middle School, Tianjin No. 5 Central Hospital, business zone with Binhe characteristics, Community Cultural Activity Center, etc. In addition, the plot is adjacent to the Binhe Landscape Belt which is under construction. It is only 3k.m. from the CBD of Binhai New Area, about 6k.m. from the old urban area of Tanggu and about 11k.m. from Tanggu Development Zone. It also boasts convenient transportation with a station of light rail line Z1 which is only 800m. away from the plot.

Binhai New Area is a sub-provincial region under the jurisdiction of Tianjin, a state-level new area and a National Synthetically Reform Testing District. It is by far the first national reform and innovation zone approved by the State Council. In 2014, this area was approved as a free trade zone, designating it as the first free trade zone in North China and the access point to North China. Binhai New Area is known as "the third pole of economic growth in China" by virtue of the well-developed modern manufacture industry there, its position as an R&D transformation base, an international shipping center and an international physical distribution center in North China, as well as its reputation as a livable ecotype new city area. It accommodates Tianjin Port which has the fifth largest shipping capacity and accesses to over 400 harbors across the world. At present, metro line 9 is in use and line B1, Z2 and Z4 are under construction plan.
