Whitegables, a new development in Malahide set to launch tomorrow week, will whet the appetite of well-to-do first-time buyers and trader-uppers seeking an abode near the north Dublin estuary village and its 12th century castle.

The scheme of 17 four-bed homes is located off the Swords Road, near the junction with Estuary Road, within a short walk of the maritime village itself. Prices at Whitegables start at €660,000.

The scheme is being developed by a partnership between Warren Private, a property investment firm, and Greenleaf Homes. The latter is part of the Greenleaf Group, which is chaired by Mark Elliott, a former director of P Elliott, the Cavan-based builder and developer that built schemes such as Herberton in Rialto before going into receivership during the crash.

At Whitegables, Greenleaf is building semi-detached and detached homes with façades that incorporate a mix of brick and reconstituted stone reveals and windowsills, complemented by uPVC double-glazed windows.

Each front garden is landscaped and features a cobble-locked driveway with parking for two cars. The front driveway and planted shrubbery are divided from neighbouring properties by powder-coated steel railings. To the rear is a garden with concrete post and timber fencing and a paved patio.

Number 1 and No17 Whitegables are detached properties and categorised as Type A, with the remainder in a semi-detached style, or Type B. Each house style has 1,881 sq ft of accommodation extending over three storeys and has four double bedrooms.

In the semi-detached version, the entrance hall leads to a spacious living room to the front of the property, while the rear opens up to an open-plan kitchen, dining and living area with double doors leading out to the landscaped garden. There is also a utility room, WC and a cloak area on this level.

On the first floor, there are three double bedrooms, one of which is ensuite, and a main bathroom. On the top floor is the master bedroom suite complete with a walk-in wardrobe and ensuite bathroom.

Each bathroom and ensuite features contemporary-style sanitary ware, tiling to the floor and part of the walls, vanity units and heated towel rails. All of the bedrooms are fitted with wardrobes.

The kitchens are also contemporary in style and come with stone worktops and integrated Neff electrical appliances such as an oven and dishwasher. The utility rooms have fitted units and a countertop.

Other internal finishes include contemporary skirting and architraves, painted shaker-style internal doors with chrome-lever door handles, locks and hinges, LED down-lighters and an electric feature fireplace in the living room.

The A3-rated homes have solar panels on the roof, an energy-efficient gas-fired central heating system, and are fitted with a mechanical ventilation and heat recovery system. Whitegables itself is in the catchment area for some of Malahide's leading primary schools, including St Sylvester's Infant School and Pope John Paul II National School.

The coastal village has a Dart station and motorists can reach the centre of Dublin in half an hour or Dublin Airport in 15 minutes, traffic permitting.

Viewings will be held at Whitegables between 1pm-3pm on November 12 and 13. The first completions are due in early 2017.
