It's not at all uncommon to hear of someone spending 25 years - or more - doing up a house. Knocking through a connecting wall here, putting in a window there, replacing the kitchen with stainless steel, painting everything greige. Then ripping out the stainless steel, reconsidering the knocked wall, tiring of greige (inevitably).

What is far more uncommon is to hear someone utter the words "It's done".

But Breda Clifford is just such a person. The interior designer bought Golden Pond Lodge in Killorglin, Co Kerry, a quarter of a century ago and has been fixing it up bit by bit ever since. Now, she says, there's nothing left to do: "It's completely finished".

The villa dates from the early 20th century and stands on a half-acre of imaginatively landscaped grounds at Annadale Road.

It's been fully modernised in keeping with its provenance, and all of the furniture and fittings are included in the sale.

It's 1,600 sq ft with three bedrooms. One is upstairs, along with a bathroom, and the other two are on the ground floor, both dual-aspect and one with a fireplace.

The ground floor also has a drawing room with an antique marble fireplace, and a conservatory with a stone fireplace (fitted with an electric fire).

The main living room, though, is the oak-beamed kitchen and family room, open plan and fitted with country-style cabinets and an Aga, and with another stone fireplace.

The grounds are densely populated with mature trees, and there's a patio to the south-west of the house.

In recent years Breda has rented the place to holiday makers, and there's a housekeeper and a gardener and even a chef in attendance.
