Exotica residents protest against encroachment by car showroom

GURGAON: Residents of Parsavnath Exotica, a condominium on Golf Course Road, held a protest on Friday against a car showroom, allegedly constructed on a green area, including a palyground. They claim that while that showroom has encroached on their area, they are not allowed to walk on the green belt, by the showroom management, on which it hsa encroached.
Carrying placards, over 60 men and women gathered in the encroached area and shouted slogans against the showroom management.
“More than 15,000 square feet green area has been encroached by the showroom. The area is used by the showroom for parking and displaying cars. We want to build a badminton court in the area. But management of the showroom doesn’t allow residents to go anywhere near the green belt. It is against the approved building plan of the condominium,” said Brigadier SS Anand, general secretary of Exotica Condominium Owners Association (ECOA).
The representatives of ECOA also said an approach gate of the condominium was closed for the residents and used only by the showroom for personal use. A separate exit road was allegedly constructed next to the society exit gate, to make it appear as if the showroom was independent of the condominium.
“It is only after high court’s order this year that the gate was opened for the movement of residents. The department of district town and country planning also razed down the hoardings of the showroom and opened the gate for residents. However, after some time the showroom management again encroached upon the area. We are holding the demonstration to raise the issue,” said Yogesh Agarwal, president of ECOA.
Residents said the vehicles are parked on the area designated for green belt as well as on the setback area abutting the Tower C1 by the showroom, thus violating Section 3B of Haryana Development and Regulation of Urban Act 1975.
Sub-divisional Magistrate (SDM) was supposed to carry out an on-the-spot inspection on Friday at 4pm. A notification issued by his office called the residents of Parsavnath Exotica after showroom management filed a complaint against the residents in the office of the deputy commissioner. However, SDM couldn’t make it on Friday.
An official of Swede Auto Pvt. Ltd. (the showroom) said, “SDM couldn’t visit the condominium. We will wait for his visit and follow whatever action/decision will be taken by the authorities.”
The residents of Parsavnath Exotica have been raising issue of emergence of a car showroom in the area earmarked for a convenience store in the condominium. It reportedly violates the sale and conveyance deeds, which state that the owner may not use the shop, or permit its use, for any illegal purpose or business which is likely to cause nuisance to the occupiers of flats and other shops in the society.
