Prepare revival plan for Gurgaon realty projects, govt tells Unitech

GURGAON: The state government on Wednesday directed Unitech to prepare a revival plan for individual projects of the realty firm in Gurgaon and hold a meeting with the homebuyers to finalise the modalities to complete the same.

“We discussed the status of each and every project of Unitech in Gurgaon and directed the company to prepare a revival plan for each project,” additional chief secretary of the department of town and country planning (DTCP), P Raghvendra Rao, told TOI, after a meeting with Ramesh Chandra, one of the owners of Unitech.

He said Gurgaon’s deputy commissioner has been asked to prepare a map of assets and liabilities of Unitech, which will give a clear picture of the company’s financial condition. Rao said there are mismatches between the unsold inventory and the number of flats sold and money collected from homebuyers.
“Our effort is to provide relief to 8,000 homebuyers of Unitech,” said Rao, adding that the department has assured the developer to facilitate in revival of licences and other necessary approval for early completion of the projects.
Rao had on Friday came down heavily on Unitech owners for skipping the alottees’ grievance redress meeting last Friday and directed the owners to appear before him for a meeting in Chandigarh on Wednesday to discuss the fate of the company’s Gurgaon projects.
Under pressure from the government for not fulfilling the commitment made to homebuyers, Ramesh Chandra appeared before the DTCP boss and narrated the problems faced by the company.

Chandra also assured Rao to make all efforts to complete the projects and agreed to pay the external development charges and infrastructure development charges to renew the licenses.
When contacted, deputy commissioner TL Satyprakash said some of the projects of the company are in bad shape, but there are green spots in some projects. “If everyone cooperates, then we can reach at a position where homebuyers can get relief,” he said.
Homebuyers, however, were not very satisfied with the outcome of meeting. Rakesh Yadav, an investor, said instead of taking strict action against the developer, the government is giving them time. “No firm commitment was made by the developer. They simply gave assurances, which they have been giving for years,” said Yadav.
Hemvati Sheoran, a homebuyer in Anthea Floors of Unitech, said the developer is saying they don’t have money to complete the project. “What about the money they have collected from us. People have paid 70-90% of cost in most of the projects. We want to know what they did with our money. It should be investigated,” she said.
“Instead of giving time to the developer, the government should seize their properties and sell them to complete the projects,” Sheoran added.
