‘Sohna next affordable housing hub of NCR’
Gurgaon: Sohna, otherwise known as South of Gurgaon, is being flagged as the next hub for affordable houses as Gurgaon is becoming more expensive for middle-class buyers, according to Cushman and Wakefield. In a report released by the real estate consultants and experts, Sohna’s liveablility index — a combination of rent and other basic amenities — has been projected to “increase steadily” over next 5-7 years.
Stating that the region will witness a considerable population shift over next 5-7 years, Manish Aggarwal, managing director (north), Cushman & Wakefield, said, “The final development plan of Sohna:2031 has estimated a total population of 6.4 lakh by 2031 here.
However, timely completion of the proposed infrastructure initiatives in tandem with completion of the housing infrastructure will be essential to make Sohna a habitable region. The increased habitability will have a positive impact on the perceived safety and overall socio-economic environment.”
The report further states that it will be imperative for Sohna to come up as an independent self-sustaining city, with infrastructure and civic requirements robustly built and maintained by the civic authorities, and creating appropriate retail and recreational centres within the region to reduce the location dependency on Gurgaon and National Capital Region (NCR).
Manoj Gaur, president, Credai NCR, said, “Sohna is an upcoming location with a great potential for the future. We are looking at it very keenly especially to see the support the government initiatives are providing to this location. There is a definite interest from end users and investors in the projects which are underway.”
