State announces higher FSI for IT sector at a premium
Nagpur: The state urban development department (UDD) has decided to provide higher floor to space index (FSI) to buildings housing information technology (IT) and IT enabled services (ITES) firms’ offices. The maximum FSI has, however, been capped at 3 and premium will be charged for extra FSI. The extra FSI is applicable to entire IT parks or offices of IT firms in public IT parks.
The building can be located in residential, industrial, no development zones, wherever the use is allowed by the directorate of industries. It is both for proposed units as well as existing units who wish to expand.
The government will charge premium for extra FSI over and above base FSI. The premium is different for different areas in the state. No industry districts and Naxal-affected areas have been exempted from the premium.
In Ambernath and Badlapur municipal councils, it is 30% of the land rate as mentioned in the ready reckoner for the concerned year. For rest of the state, it is 10% of the land rate.
The additional FSI will be provided to only those buildings which are located on access roads that are minimum 18 metre wide. The premium will be shared by the planning authority and state government in the ratio of 75:25. The state government’s share will have to be paid to the concerned branch office of the town planning department.
Maximum 40% of the built up area including the extra FSI can be used for IT support services. New buildings will have to reserve at 2% of the built up area for incubation facilities for new units. The planning authority will have to set up a critical infrastructure fund for IT industries and deposit the premium in it.
