Summer lovin' at The Burrows
Bettystown enclave is just a five-minute walk from playgrounds, tennis, golf and the beach
Should that long, hot summer ever materialise, The Burrows would be just the spot for enjoying the weather. The small enclave is just a five-minute walk from Bettystown Beach, where the early medieval Tara Brooch was found buried in the sand in 1850.
While the scheme of five two-storey homes, named after the sand dunes that stretch from the beach to the mouth of the river Boyne at Mornington, will no doubt attract family buyers prepared to commute to Dublin, it also holds appeal to house-hunters from the capital keen on a holiday home that they can reach easily at the weekend. As well as the beach, there's a links golf course, a tennis club and playground within a brief stroll.
The detached four-beds, situated off the east Meath village's Eastham Road, were launched last weekend and two of the five units have already been booked, according to the selling agent. Prices at The Burrows, built by Frank Taaffe Developments, start at €395,000.
The exteriors of the double-fronted homes have a pitched roof, a mix of stone cladding and render, uPVC fascia and soffits, and a feature dormer window protruding from the first floor. The front gardens come with cobble-lock paving and a landscaped lawn, complementing the landscaped common greens.
Accommodation at the properties is spread out over 1,700 sq ft. Interior finishes include plaster cornicing in the main reception room and hallway, contemporary skirting and architraves, and painted shaker-style doors with brushed-chrome lever handles.
On entering, there is a sitting room to the left with bevelled glass double doors that lead to a kitchen-dining area to the rear. This, in turn, has a further set of double doors that open out on to the patio and back garden.
The kitchen units from the Panel Centre are hand-painted, in a classic shaker style, and come with soft-close drawers and a silestone counter-top.
To the right of the entrance hall is the living room, and there is a separate utility room and a guest WC at the back of the ground floor.
Upstairs is a master bedroom with an en-suite, as well as three other bedrooms and a family bathroom. There are fitted wardrobes and pendant lighting in all of the bedrooms. The en-suites are fitted with walk-in pressurised showers and heated towel rails.
The homes have an A2 BER thanks to energy-saving features such as PV solar panels. Central heating and hot water storage are provided by an electric A-class Dimplex air-source heat pump. An air-tight wood-burning stove in both of the main reception rooms give them a cosy feel.
Even if the Irish weather refuses to play ball, prospective buyers at The Burrows can make the most out of our plentiful deluges by harvesting rainwater and using it to water flowerbeds or wash the car.
Rain captured by the harvesting system is filtered, stored in a big tank underneath the front lawn and dispensed back into the storm water after use.
Would-be buyers at The Burrows can travel to Dublin or Belfast from the nearby Laytown Train Station - Connolly Station is a 50 minute journey. The M1 motorway can be accessed through both Bettystown and Laytown.
