Please let me know the valuation for a 900 sft. area 2 BHK apartment on the second floor of a 4-story building built on a 505.5 sq.yds plot. The undivided share of land is 38 sq.yds. The building was constructed in 1995 and woodwork is done in all the bedrooms, hall and kitchen. The flat has lappam finish walls, ceramic tile flooring and two western style bathrooms besides balconies on the southern and western side. Has plenty of natural light and ventilation. It has one covered car parking slot on the ground level. The property is located in Somajiguda area behind Kirtilal Kalidas Jewellers and Spar Supermarket, close to Raj Bhavan road and Rajiv Gandhi circle, Somajiguda.

The property is centrally located and would have good demand, but the demand and supply, the urgency to liquidate the property and other factors also affect the cost of the property. An approximate rate of the property would be around Rs. 3,200 per square feet including everything, 7 per cent of rise or fall in the cost can be observed while selling the property.
