Generation submits housing plan for Toast Rack
A planning application for 210 homes on the site of the former Manchester Metropolitan University Hollings campus in Fallowfield has been put forward to the city council for approval.
Generation acquired the Toast Rack building on behalf of international investors, referred to as Home Property Group, via subsidiary company Estrela Properties in October 2014.
The flats will be a mix of between one and four-bedrooms, targeted at the private rented sector. Alongside the apartments, the scheme includes a 20,000 sq ft of gym and leisure facilities, and 7,000 sq ft of retail including an independent coffee shop with associated co-working spaces for use by residents and the public.
Ollier Smurthwaite Architects designed the new-build elements within the development, referred to as the Stitching block and the Gateway building. SixTwo Architects redesigned the existing listed buildings made up of the Toast Rack, the Horseshoe and the Drum. Paul Butler Associates acted as planning adviser while Joule Consulting Engineers gave structural advice.
The proposed development features almost two acres of amenity space for residents, including a covered winter garden with play areas for children; a rooftop garden on top of the Toast Rack; a courtyard garden, and a grassed play area.
Generation is The Home Property Group’s representative in the UK and will remain involved in all aspects from acquisition through to management of the completed project.
The developer held a public consultation in October 2015 and feedback from this and liaison with Manchester Modernist Society, 20th Century Society, Places Matter and Historic England helped to shape the submitted proposals.
