Although the stone-walled entrance to this development is on Chapel Road in Malahide, I took the backwards route via Baskin Lane to get there and ended up trudging across a newly-laid green and playground to get on site. Blame the satnav.

This is a new phase of a not-so-new development which is adding to the extensive building taking place in this coastal part of Dublin.

This weekend sees the launch of three and four-bed homes which are aimed at the family market and trader-uppers.

Nicely appointed in a mottled brown-brick, with cream trim and a blue door, from Maybury Properties, there are five styles on offer.

The three-beds are in three types - the Beech, a two storey semi-detached build at 1,212 sq ft and the Alder and Aspen, both 1,270 sq ft and double fronted, constructed with the entrance and stairs in the centre of the property.

This lends an air of space inside, with a wrap-around landing.

The Beech has been remodelled from the original version with a larger sitting room and a moved utility room. Nolan's Kitchens have added soft close-drawers to units and finished them in a matt taupe colour.

There is a super ensuite in the master bedroom and a Stira has been fitted to the attic which could be developed in the future. This is priced at €430,000-€435,000.

The other two styles are very nice, with a large inset box bay window in the sitting room, which is a good size, a full length kitchen/dining room which has a quartz top and deep sink, and doors leading out to the rear garden. Upstairs there is a nook in the landing which could hold a desk or armoire.

The master bedroom has a big walk-in wardrobe and is also ensuite. Prices here are €435,000-€460,000 which I felt represented good value for size.

The four-beds are called the Laurel and Linden, and will start at €595,000. There are only four in this phase and, at 1,657 sq ft, are a fine size.

There is a second reception room downstairs alongside the dual aspect sitting room which is larger than normal.

Coving, radiator covers and wall panelling are standard and provide a nice feature. The upstairs is a standard layout with three double and one single bedroom.

Kitchen appliances from Neff and Nordmende are included in all styles with wardrobes by Cawleys.

The eco measures include an A-rated gas boiler, solar panels and a wood-burning stove.

There will be 38 houses in total on this site which features the green (with my footprints) measuring 2.2ac, a good playground and an old church ruin.

Towns nearby are Malahide and Portmarnock with the beaches, Dart lines and bus routes easily accessible.
