Please provide me the assessment of a three-bedroom apartment of 1,555 sft with an approximate carpet area of 1,350 sft. The apartment is part of a small complex that has eight more apartments and is located in Road No. 12, Banjara Hills.

Over the years, Banjara Hills has become much sought after for commercial and residential space. Considering that the apartment is free from deviations and has all approvals, good condition, I would rate it around Rs. 4,200 per square feet. I will assume that all the amenities are available. The total cost will be close to Rs. 65.31 lakh.

Please provide me valuation for a two-bedroom 17-year-old apartment of 1,211 sft apartment located in West Marredpally. The apartment does have a lift but no power back up.

The apartment is 17 years old and definitely there would be some kind of depreciation. Hence, I would be considering the floor rate of Rs. 3,500 per sft that will include everything. Accordingly, the cost of the property would be Rs. 42.38 lakh.

Please provide valuation of the total property having five flats, each with a built up area of 1, 000 sq.ft, constructed in 1994 on 267 sq yard plot in Vijayanagar Colony, near Indira Nagar.

To be able to accurately asses a property, a host of factors are to be considered. Some of them include demand and supply, nature of the property, government rate in the area, type and quality of construction, property terrain, investments made in the area, agriculture and non agricultural etc. The query does not provide us with much information. However, by sheer guess work, you can take a flat rate of Rs. 3,000 to Rs. 3,200 sq ft depending on the location and rental values.

Please provide the present valuation for a 1975 constructed, 1,100sqft (ground and first floor on the east, facing road side), at the back 700 sqft (three floors building constructed in 1995). Two buildings are constructed in plot of 355 yards. The building is situated in Vidyanagar, near V.ST Hyderabad. As an interested buyer, I would like to know about the purchasing price.

If you are buying the property for basic self-use then the property price will be different. If the purchase of the property is aimed at investment, business or rental, then the pricing and valuation will be different. I would like to give you the price which is approximate average for both the above instances. The cost of the property can be taken between Rs. 2 crore and Rs. 2.2 crore.

Please provide valuation for a two-bedroom flat of 1,285 sft on third floor at Himayatnagar street No 19, next to Vijay Diagnostic Centre. The undivided share of land is close to 60 sq yds and there are a total of 16 flats. The building is 16 years old and is far from the main road.

The structure is close to 16 years old and therefore I would rate the property at Rs. 3,400 per sq ft. So for me, the overall value of the property will be close to Rs. 43.69 Lakh.

Please provide me valuation for a two-bedroom apartment of 1,026 sft with undivided share of land of 44.8 sq yds at Sravya Vatika, flat, next lane to ITC Grand Kakatiya, Begumpet. The monthly rent is close to Rs. 17,000

The property is located in a commercially viable area with a lot of promise for residential and commercial use. Even the location of the apartment is literally in the heart of the city.

Since the rent is on a better side, for me the cost of the property could be between Rs. 40 lakh and Rs. 45 lakh.
