Noida Extension flat buyers to stir up fresh protest; To launch anti-builder signature campaign

The long overdue apartments of Noida Extension which were delayed by litigation over land acquisition issues, are finally poised at handover stages and the home buyers feel they are getting short-changed once again, in the process.

NOIDA: The long overdue apartments of Noida Extension which were delayed by litigation over land acquisition issues, are finally poised at handover stages and the home buyers feel they are getting short-changed once again, in the process.
The umbrella body of home buyers who are invested in various projects at Noida Extension, or Greater Noida West — the Noida Extension Flat Owner's Welfare Association (NEFOWA), has called for a buyers' meet on October 11.
The group has also announced a launch of a signature campaign from the same day to garner resent against the hand-over procedure.
"Some builders have started offering possession to the flat buyers in Greater Noida West but they are not providing them with the completion certificates at the time of hand-over. We are aware that possession without completion certificate is illegal and can bring trouble for flat buyers. Builders are also making buyers sign unconditionally to accept all pre-conditions before handover. We want to raise an awareness on these issues," Shweta Bharti, general secretary, NEFOWA, said.
The buyers also wish to address the issue of penalty on delayed projects. "Builders are generally averse to paying up the delay—penalty; instead, they have now started asking buyers for money for farmer's compensation. This is unfair and goes against the buyer—builder agreement as well. It's high time the flat—buyers took major steps against these practices," Indrish Gupta, co—founder of NEFOWA stated.
"We have made a list of eight issues that the buyers of Noida are concerned with and wish addressed: delivery of flats by the builders without completion certificates; forcibly taking signature from the buyers on NOC for shifting into their flats without completion certificates; demand of extra payments by the builders at the time of possession; unjustified and different maintenance charges, electricity charges, power back-up charges for different projects; delayed possession and slow pace of construction; penalty on delayed possession; poor construction quality. We will take the issues to the respective authority as well as submit a complaint at the Prime Minister's Office and the ministry of urban development," Shweta Bharti added.
