Master plan notification delays layout work
HYDERABAD: The TDP regime's ambitious plan of beginning the layout work in the 29 villages where land was acquired through the pooling system for Amaravati by the end of August is unlikely to happen. This is because work on the layout can commence only after the three master plans, prepared by Singapore, are notified.
The notification, which was earlier expected to be done by August-end, is slated to be delayed by at least three months.
This will also put off the layout preparation to perhaps November or December this year.
The Capital Region Development Authority (CRDA) has to notify the three master plans, one each for the Capital Region area, Capital City and Seed Capital. They have been developed by Singapore along with survey numbers for various zones and constructions. However, the master plans delivered by Singapore are only at the concept level giving broad indications. Singapore is yet to deliver these maps along with survey numbers.
"Now, the CRDA has taken up the responsibility of mapping the survey numbers according to the concept master plans and this will take at least one-and-a-half month from now," a top official told TOI. Reportedly, the Singapore team will also give suggestions to the CRDA in mapping the survey numbers.
The three master plans cannot be notified unless their data pockets are delivered. Data pockets are like micro plans of each plan, where the planner (Singapore) will provide detailed technical and logical explanation for each projection and indication given in the master plans.
"If, for example, a particular area is mentioned as an industrial zone in the main master plan, then there has to be a technical reasoning for selection of that area and the futuristic vision for that. There should also be explanations for various factors, including population projections," sources said. Singapore is yet to deliver the data pockets or micro plans. These plans were supposed to be submitted to the state in mid-July.
"We have no idea when these micro plans will come," the sources added. According to them, due to these issues, notification of the master plans will get delayed, which in turn will put off the layout works of the capital region.
