Wiland buys land for new HQ building in Longmont

LONGMONT — Niwot-based Wiland Inc., a direct-marketing and data-service company that serves the catalog industry, has purchased 14.6 acres of land in the Clover Basin Business Park in southwest Longmont, where it plans to build an approximately 90,000-square-foot headquarters.

Wiland  recently purchased a 14.6-acre parcel located north of Seagate Technology LLC off Nelson Road from Western VII Investment LLC for $1.2 million.

Phil Wiland, founder and president of Wiland, said plans for the company’s new home are still being developed but expects to have it built by 2017 when the lease expires on the 48,000 square feet it occupies in a building at 6309 Monarch Park Place in Niwot.

Phil Wiland expects the cost of the project will be about $13.5 million, not including the price of the land. In early May, the city of Longmont approved an incentive package for Wiland that consists of rebates for development fees and taxes that are estimated to be $260,428, according to city documents. Total fees and taxes associated with the project are estimated to be $886,600. The rebate is contingent upon Wiland moving at least 143 of its 154 employees into the building by May 2017 and maintaining that number for at least three years.

Another stipulation is that those employees receive at least 105 percent of the Boulder County average annual wage of $57,000. If those numbers are not maintained, Wiland would be required to repay a portion of the rebate based on how many employees it has at the time.

Mike Gaffney, Wiland’s chief financial officer, told the city he expects that the company will employ about 170 people within the first year of the operation of the new building.

Realtor Keith Kanemoto of ReMax Traditions’ commercial division in Longmont represented Wiland in the land transaction.
