Waterside locations are always popular with new home purchasers, so this development at Shannon Quays is sure to be of interest to anglers, boating enthusiasts and holiday home buyers, especially given there is a 24-berth marina on site; first option will be given to the first 24 sales in the development who will get a berthing spot free for two years if they want one.

Built by Premier Construction after being bought out of Nama earlier this year with the exterior work complete, this mixed development of two-bedroom apartments, three and four-bedroom semi-detached and detached houses, and three-bed bungalows have been turned around internally and come fitted out with carpets, wood or tiled flooring.

The exterior finish in all cases includes natural cut-stone cladding, dark cream render and wood panelling features. The estate is gated and close to the village of Rooskey. There are 24 apartments in total laid out in four blocks of six, located to the rear of the development with views of the River Shannon. They have a kitchen/dining room, sitting room (in some this is an open plan arrangement rather than separate rooms), two bedrooms, one of which is ensuite and a bathroom and all have glass balconies and overlook the marina. They measure 861 sq ft and will sell for €80,000. The three-bed semi-detached houses are 1,214 sq ft with a kitchen/dining room, sitting room, guest WC downstairs and three double bedrooms (one ensuite) and a bathroom on the first floor and there are 12 units in total, although some have been sold of each type already. These will sell for an even €100,000.

On the larger end, there are four-bed semi-detached houses at 1,516 sq ft, some of which come with a garage. These are on the market for €130,000 and can also be configured in a three-bedroom version should space requirements be different.

The large four-bed detached houses are 2,143 sq ft in size and will be €200,000 while the three-bed detached (1,600 sq ft) will be €140,000. There is a two-acre green on site and heating is provided by oil fired central heating (houses) or electric storage (apartments). There can be negotiation on fittings with the builder.

The link to the N4 motorway is adjacent to the site. Longford town is 16km away while Carrick-on-Shannon is 22km. There are plenty of non-water based amenities locally, given its tourist location with horse riding, tennis and golf all available in the area.
