KMC to enhance tax on commercial bldgs

KANPUR: The municipal corporation is going to enhance general tax of commercial buildings by five times. The municipal corporation has already started survey of various localities, where commercial activities are being held from residential houses. It is expected that survey would be completed by June 30 and then it would be imposed from retrospective effect from April 1.
The city has more than five lakh houses, including residential, factories, godowns and markets. But in KMC records, 4.50 lakh properties are registered. Around 60,000 properties are commercial. All those properties were brought on record after a GIS survey. Due to tax dispute, KMC had provided facilities to property owners to make self-assessment of own property and pay tax accordingly.
Meanwhile, the state government had released new property tax rules 2013 and imposed new rules of assessment of tax in financial year 2014-15. By the time this new tax structure was introduced, KMC had already distributed bills of house taxes in many areas. Therefore it was decided to keep it in the folder till next financial year.
The corporation has asked zonal officers to conduct survey of three wards in respective zone involved in commercial activities. In the first phase, survey was being conducted in 18 wards, including Jajmau north & south, Chakeri, Dada Nagar and Panki.
According to Rakesh Gupta, additional municipal commissioner, the second survey of commercial establishments and properties was being conducted and it would be completed by June 30. Property tax might be enhanced from two to five folds in all commercial properties.
He informed that in amended rules, enhancement was in slabs and slabs were two to five folds. Enhanced tax would be realized from April 1, 2015, he added.
