JAIPUR: The Jaipur Development Authority (JDA) will demolish illegally constructed building for the second time using controlled detonation technique in the city.
The building near Gujjar Ki Thadi will be pulled down which has been constructed without the approval of government. Earlier, the housing apartment constructed by Mansarovar Hertiage Inn situated in the Amanishah nullah was demolished in 2012 using this technique.
An official said, "The developer has constructed 10-storeyed building in scheme B, Karoli Bagh without getting the maps approved. The owner is planning to develop a hotel in the premises. Recently, it was seized," the official said.
He said, controlled detonation technique is very useful in pulling down high-rise buildings as it can raze illegal constructions without causing harm to the ground floor. Also, the illegal construction in densely populated areas can be demolished.
Meanwhile, after cancelling the maps of 11 housing apartments, including the luxury multi-storeyed apartment 'Palacia' situated near Statue Circle on Thursday, the Jaipur Development Commissioner ( JDC), Shikhar Agarwal has directed the enforcement wing to inspect the projects and stop constructions at the site.
Decision to deploy a guard on these projects was also taken. The maps of other developers were cancelled as they did not adhere to the norms. As per the rules, builders or developers launching a group housing scheme on 5,000 square metre area have to reserve 15% of the constructed units or 5% construction area for economically weaker sections (EWS) and lower income groups (LIG). "The JDA can even demolish the main project of the developers if they fail to adhere to the norms."

An official said in 2013, an amendment was made in the policy that the developer can reserve land for these categories in any of the schemes. After which, the developers started an eyewash. For instance, the owner of Palacia, whose plot size is 19,125 sq metre, did not adhere to the policy.
As per the amendment, a builder who is launching two housing schemes, the houses for LIG and MIG category can be reserved in one of housing schemes with quota for both. For example, if a developer is launching a scheme in Jagatpura and far-flung areas on Delhi Road, he can reserve the quota in the Delhi Road scheme for both the schemes, while saving the prime land in Jagatpura.
