The CPD SA Group is pleased to announce that it has completed the purchase of an additional site in the heart of the Smart City development in Ursus district. The site totals 7 hectares and is near to Gierdziejewskiego street, allows to construct around 80 000 m2 of residential and commercial accommodation in an area which will include some of the planned education and recreation facilities. The purchase increases CPD's holdings in Smart City to 60 ha and will enable CPD to construct around 700 000 sq m of the buildable square meters. Smart City is now one of the largest residential project in Warsaw and will aim to set new standards of design and services

Purchased property adjacent directly to other sites owned by CPD SA. Transaction completed portfolio of sites in the Smart City at strategic areas adjacent to the areas planned for education and recreation. According to the local zoning plan, purchased property along with site designated for education and recreation will be a unique modern residential complex with area of over 20 hectares, offering attractive housing to ensure its location, high quality of life for its residents.

This area is an integral part of the Smart City project, which would provide 62% of the residential buildings, 18% for office centers, 10% for commercial activities, and the remaining 10% for public purposes. Ultimately, the Smart City resident Ursus has about 30,000 residents and provide about 200 000 m² of office space and service.

Smart City is one of the largest and one of the best-connected new developments in Warsaw. It will encompass about 220 hectares of residential, retail, commercial, education and leisure facilities when complete and is 9 km from the City center to which it is well connected by rail, road and tram.

In accordance with the provisions of the local plan for the area of Smart City CPD SA Group, as the largest investor can realize projects with a floor area of about 730 thousand square meters, of which about 500 000 square meters can be developed for residential, 200 thousand for retail and commercial and 30 thousand square meters in public buildings. The CPD SA Group is able to adjust its development strategy for Smart City to the evolving needs of the Warsaw market in particular segments of the real estate market thanks to the scale of the project and a flexibility of the zooning plan. The actions of the CPD SA Group will aim to optimize the building and increase the attractiveness of the project to potential residents and thus achieve the maximum value of the project for shareholders CPD SA.

The first phase of the project is now underway and is located to the South East of the park, in an attractive area of mature trees, close to the existing shopping center and Factory Outlet Mall Ursus as well as the Ursus Culture center. This first phase will provide approximately 360 1, 2 and 3 bed apartments in 4 buildings and is designed to appeal to young families. The scheme will provide an attractive landscaped environment including a kindergarten, a nursery school, a playground and a new public school.
