New offices coming near Chandler Municipal Airport

Construction is set to begin early this year on a new office complex near Chandler Municipal Airport that will bring more than 200,000 square feet of commercial space to the city's last agrarian outpost.

National developer Trammell Crow Co. and Prudential Real Estate Investors plan to build two speculative office buildings, each including 105,000 square feet spread across two stories.

Called "Mach One," the office complex will cover about 19 acres at the southeastern corner of Cooper Road and the Loop 202 Santan Freeway, about a half-mile north of the airport's runways. The site sits directly west of the sprawling Crossroads Towne Center, a retail complex with dozens of shops and restaurants, including Target, Barnes & Noble and Harkins Theatres.

The new offices, designed by Phoenix-based Butler Design Group, will feature covered parking, shaded outdoor seating and large windows to provide natural lighting. The buildings will also include open workspaces and lobbies to provide space for collaboration, according to Trammell Crow.

Mach One is the latest in a string of new development announced around Chandler's airport, including the Metro Chandler Airport Center planned for 25 acres of agricultural land near Cooper and Germann roads.

That project includes two large industrial buildings for mixed use and a smaller third building that could bring an automotive-accessory sales company to the area.

Construction started on a FedEx Ground facility in the area last June, and the Chandler City Council approved plans for a 31-acre business park at the northwestern corner of Germann and Cooper roads in July.

Much of the property surrounding Chandler Municipal Airport remains agricultural, and the area is one of the last places in the city to see active farming. As new construction continues to chip away at the largely-undeveloped area, the city has worked to preserve space for employment and economic development.

Officials expect the airpark area to be the last part of Chandler to reach build-out, sometime between 2030 to 2040.
