International real estate advisor Savills, on behalf of a private individual, has brought to market The Bath Hotel in the seaside town of Lynmouth, Exmoor at a guide price of £700,000.

A Grade II listed fisherman's cottage stands at the core of the hotel, which has been extended over several centuries and now provides 22 bedrooms, a restaurant, lounge, bar and owner's accommodation.  The property also includes The Galley Bar, a second restaurant and bar which is accessed separately from the main building.

The Bath Hotel is situated on Lynmouth's seafront with extensive views across the harbour.  The popular tourist town of Lynton is located at the top of the hill above.

Martin Rogers, director of hotels, leisure and trading at Savills, comments: "This is an excellent opportunity to invest in a historic property which has been in the ownership of the same family for over 60 years.  It offers a strong income potential thanks to high levels of tourism in the area and long term revenue could be enhanced by further development, subject to the necessary planning consents."
