With land becoming such a scarce commodity skyrocketing in price, lots are getting smaller and smaller, according to Paul Golini Jr., executive vice-president and co-founder of Empire Communities.

So to give buyers more space for less money, the company's latest low-rise development in Hamilton will offer private properties near public parkland along the Niagara Escarpment.

"In that area, [these lots] are a little bit smaller, but you're not compromising. You're still getting great designs, a lot of home and you're getting access to the parks and amenities, so that you don't need a 60-foot lot," Mr. Golini. explains.

"You can go to the park down the street with your dog or with your kids."

Launched this summer, the project, called Lush at Victory, will feature freehold townhouses and single-family homes on 30- and 36-foot lots beside both Heritage Green Sports Park, home to soccer fields and baseball diamonds, and the escarpment, carved out with bike and trail systems at the northwest corner of Green Mountain Road and Upper Centennial Parkway.

"We're nestled in Stoney Creek, next to some parks and great neighbourhood amenities," Mr. Golini. says. "But also the proximity to the Bruce Trail system and being situated on the escarpment as a backdrop, [means] we provide a lot of families with what they're looking for."

About 650 houses will be created at Lush following the near sell out of over 400 homes on an adjacent section of the development, which was nominated for several awards by the Building Industry and Land Development Association, including Best Project of the Year for 2013.

"Victory is the master-planned community and [Lush] is now attached to it and we wanted to give it its own identity because it's closer to some of the parks and escarpment," Mr. Golini says.

"This is one of the bigger [developments] and it's unique in its location right on top of the mountain, nestled within a lot of green space there [so] we've had great uptake at Victory and we're having the same success at Lush."

Urban attractions are also in abundance nearby, including schools, shops, restaurants and hospitals, as well as the QEW and Red Hill Valley Parkway.

"The most redeeming feature is its location in Upper Stoney Creek with great access to the highways – in terms of getting to different areas of the Hamilton region as well as proximity to the GTA – but still having very close proximity to a lot of green space," Mr. Golini says.

"That combined with great designs at an affordable price has created the draw."

Buyers can select from three- and four-bedroom models with brick and stone exteriors, single and double garages, open kitchens, family and great rooms, along with environmentally friendly and energy-efficient features.

"We are unique [in] that we build to Energy Star specification as a standard and have been for a number of years," Mr. Golini says. "We can deliver affordable homes at an affordable operating costs because we've built in the green features. In essence, we're future proofing the homes, so the green on the inside and green on the outside is a great combination."

Occupancy begins in spring 2016.
