CBRE have confirmed that they have been instructed to sell O'Dwyer's pub, Kilmacud, Stillorgan, Co. Dublin.

Offers in excess of €900,000 are being sought for the property. It is being sold on behalf of receiver Cormac O'Connor of KPMG.

O'Dwyer's of Kilmacud is said to be a well known and long established licensed premises located on Lower Kilmacud Road, midway between Stillorgan Village and Goatstown.

The accommodation in the two storey corner licensed premises comprises ground floor public bar, lounge bar, customer toilets, stores and outside smoking area while on the first floor there is a lounge/bistro and catering kitchen. The premises extends to c455 sq m.

According to John Ryan of CBRE the sale of O'Dwyer's pub offers an "excellent opportunity to acquire a well appointed landmark licensed premises with considerable business growth potential".

"As it is located in a densely populated area and convenient to many large office occupiers in and around the Sandyford area the opportunity to establish a lucrative food and drink business is very attainable," he added.

The property is situated in a very densely populated and affluent residential area and adjoins many other suburbs such as Stillorgan, Leopardstown, Goatstown, Dundrum and Sandyford.

Importantly the property is convenient to the many large commercial premises located in and around the Sandyford area and is also convenient to Leopardstown Race Course.

The area is said to be well served by public transport including LUAS and it is also convenient to the M50 motorway giving airport access.
