€1.5m sought for landmark Walkinstown public house

CBRE are seeking close to €1.5m for a landmark pub in the southwest Dublin. The agents have been instructed to offer the Halfway House in Walkinstown for sale by private treaty with a guide price of €1.5m.

The property is being sold on the instructions of the joint receivers Stephen Tennant and Paul McCann of Grant Thornton.

The Halfway House occupies what CBRE describe as a "pivotal" trading location at the intersection of Walkinstown Road, Long Mile Road and Drimnagh Road.

The property is situated in a densely populated residential area with a combined population in excess of 100,000 people and is also close to a host of commercial business parks located in and around the Naas Road area.

The Halfway House is an "extensive and well-appointed" two storey licensed premises which has been upgraded over the years to provide what the agents describe as "excellent" bar, lounge and catering facilities to the local area.

The premises, which extends to over 700 sq m of accommodation, comprises ground floor public bar, lounge bar with food cavery area.

Both the bar and lounge are fitted out in traditional style with extensive use of mahogany fixtures and fittings. On the first floor there is a function room with outside smoking terrace and a fully fitted and equipped catering kitchen.

At present a substantial food and drinks turnover is generated in the premises and according to John Ryan, who is leading the sale for CBRE, the Halfway House represents what he calls "an ideal opportunity to acquire a large suburban licensed premises located in a well established residential and commercial area".

Elsewhere, CBRE have been appointed to sell Caffrey's Bar in Batterstown, Co. Meath for sale by private treaty. Offers of €500,000 and over are being sought for the property.

The bar is being sold on the instructions of the receivers Stephen Tennant and Paul McCann of Grant Thornton.

The property is located on the Trim Road and so has solid links to the M3 Dublin to Navan Motorway.

Dublin is approximately 28km away while Navan is 25km away.

Caffrey's is seen as being a large and extensive traditional style licensed premises. Behind the cottage style exterior lies a well-appointed licensed premises which has been refurbished and extended over the years to provide excellent facilities throughout.

The accommodation comprises ground floor lounge bar and restaurant area with feature fireplace and a warm and inviting ambience.
