Large individual houses make way for elegant, high-end apartments in Chennai.

Recently, Chennai-based automobile major Ashok Leyland raised Rs 210 crore by selling a plush one-acre property on the swanky Boat Club Road. The sale of this property at Rs 11.57 crore per 2,400 sq ft is reported to be the highest sale price recorded so far in the city. About three kilometres from here is the 17-floor Quadrant by True Value Homes (TVH) on LB Road, Adyar. With two levels of basement car parking, five spacious elevators and a grand 5,000 sq ft double high entrance lobby, the construction of the apartment will be completed in June 2016.

Chennai's transition from a conservative city to one with a cultivated taste for opulent living is however not a sudden trend but one that has been nurtured over time, says Wilson Mathews, director, sales and marketing, TVH. Chennai homes have traditionally been known for large teak doors, big baths, spacious courtyards and wonderful landscapes with tall trees. Now, there is a transition from large individual houses to high-end luxury apartments.

"These new houses include features such as home automation, plunge pools, independent elevators and designer brands that spell magnificence," says P.N. Easwaran, general manager, CREDAI, Chennai.

Mathews goes on to explain, "Niche, highend properties in Chennai are thoroughly enduser driven. For the discerning Chennaiite, life in a tall condominium is as much about simplicity as it is about sophistication."
