The Action: Clients of agent Nutan Brown were very specific about wanting to move back to a grand estate in their old west-end neighbourhood. This renovated Swansea residence was the first – and only – property they toured after the price was reduced to under $1.7-million, but they were happy to bulk up their offer to beat out a rival buyer.

What They Got: About a decade ago, a local builder designed this 2,730-square-foot residence with lavish appointments, and a previous owner groomed the 21-by-141-foot, pie-shaped grounds with stone patios, terraced gardens, in-ground lighting and irrigation systems.

Inside, there is a fireside living room, dining area and combined family room and eat-in kitchen with one of four gas fireplaces, tumbled-marble finishes, custom bar and island and stainless-steel appliances, including a wine cooler and Viking gas stove, as well as access to a deck.

To retire for the day, there is a guest bedroom off a fireside recreation room in the 1,350-square-foot basement and four upper bedrooms with pot lights and hardwood floors, including a fireside master suite with a balcony, walk-in closet and the largest of four bathrooms.

The Agent's Take: "It's a great street and great neighbourhood," says agent Nutan Brown.

"And [the buyers] are loving the fact they're within five minutes to Bloor, shops, restaurants and subway. They're really minimizing their carbon footprint by being there."

The buyers were also thrilled there was no work to do inside or out. "The builder is a local west-end builder who does very upscale and high-end finishes," Ms. Brown notes.

"Although it looks discreet and not ostentatious from the street, it opens up quite wide at the back and the previous owner had done a magnificent job of landscaping … it had a lot of stone work, exquisite planting and a beautiful water feature."
